About us

Ricardo Hernández and Citlalic Maldonado wearing the Impermeabilizaciones Profesionales RL uniform

We're Ricardo Hernández and Citlalic (Laly) Maldonado. Seventeen years on rooftops taught us one thing: waterproofing only lasts as long as the prep work under it.

We never paint over cracks. We pressure-wash, open and seal every crack, prime the surface, then apply the waterproofing system. When we're done, you get a signed warranty.

Systems

Four systems. We'll tell you which one your roof needs.

Every roof is different. We pick the system based on how the surface is used, how much sun it gets, whether water pools on it and your budget.

  1. 01

    Acrylic elastomeric

A liquid membrane that stretches and shrinks with the heat without cracking. The white finish reflects sunlight and helps keep the house cooler.

Best for:Homes and concrete roofs in full sun

  2. 02

    Cementitious (powder)

A powder mortar mixed on site that bonds to concrete and becomes part of it. Handles constant moisture and light foot traffic.

Best for:Decks, bathrooms, water tanks and planters

  3. 03

    Asphalt

An asphalt-based coating that holds up well against standing water. Proven and budget-friendly.

Best for:Roofs with ponding water, foundations and below-grade walls

  4. 04

    Spray polyurethane

Applied with spray equipment to form one continuous layer with no seams or overlaps. Covers irregular shapes well and dries fast.

Best for:Large surfaces and tricky details

Process

How we work

This is a real job, step by step: an ocean-view roof we washed, prepped and finished in white.

  1. Gray roof before waterproofing, with pressure-washing equipment01

    Inspection

We go up, measure and look for cracks, ponding and leak points. That's what your quote is based on.

  2. Worker pressure-washing the roof02

    Prep

Pressure washing, dust removal and crack sealing. Nobody sees this part, and it matters most.

  3. Jug of Nanoprime primer on the prepped roof03

    Primer and application

We prime the surface so the system bonds, then apply the coats the manufacturer calls for.

  4. Finished white rooftops with an ocean view04

    Handover and warranty

We walk the finished roof with you and hand you the written warranty.

What our clients say

Real comments our clients left on Facebook.

“It's always a challenge down here to find reputable contractors that know what they're doing and show up on time. [...] The entire roof had to be prepared, removing all of the material from past attempts to seal our roof and then power washed. [...] Very happy with everything and I would highly recommend this company, as they checked all of the boxes for the way work SHOULD be done.”

If we sign it, we stand behind it.

We give a 5 to 10 year written warranty, depending on the coating we apply. If a defect shows up in that time, we fix it with no extra charge for materials or labor. We also issue official Mexican invoices (factura).

What's covered and what isn't

The warranty doesn't apply when:

  • Someone else tampered with our work, or the structure was damaged on purpose.
  • Mechanical damage caused by third parties, such as drilling or punctures.
  • Structural failures in the building: settling or earthquake cracks.
  • Corrosive chemicals or solvents were used on the coating.
  • Extraordinary natural events, such as major hurricanes or extreme hail.

To file a claim, let us know within 10 business days of noticing the problem. We'll inspect it on site and take care of it under warranty.
